France is new top spot for holiday homes

France, which has so far avoided the worst of the property price falls in the global slowdown, has replaced Spain as the top choice for British second home owners to invest, says a new survey.

The report, compiled jointly by estate agents Savills International and specialist lettings agency HomeAway.co.uk from a survey of almost 1,700 holiday home owners, claims France is also boosted by a perception of stability, and ease of access for UK buyers.

France’s housing market has also been underpinned by its banks continuing to lend on second homes, while Spain and the US saw a sharp reduction of buyers. Recently, selected areas of the Florida sunbelt have seen marked recovery.

In 2002, 28 per cent of British buyers paid more than £200,000 for a holiday home abroad. By 2008, this topped 45 per cent of the market.

Until 2008, more than 60 per cent of buyers opted for clustered property types, such as apartments and townhouses. In 2009-11, detached houses became the most popular property type for buyers. Despite the current slowdown, prime hotspots continue to attract wealthy, lifestyle buyers who seem largely resilient to the downturn.

In their chosen areas – southern France, the Alps, the Algarve coast of Portugal, Italy and high-end locations in Spanish islands such as Mallorca, property values have proved surprisingly resilient.

Measured on price per square foot, the report says four of the five most expensive areas for buyers are all on the France’s Cote d’Azur- namely Monaco, Cap Ferrat, Cap D’Antibes and St Tropez- with Verbier, Switzerland in fifth position.

The second division of the price league includes Porto Cervo, Italy, Miami, Venice, Paphos, Cyprus, and Corfu.

When choosing a place to buy, UK buyers are most influenced by factors such as proximity to restaurants and bars, beaches, and being within easy reach of airports.

In France, Italy and Switzerland, buyers typically choose older, traditional-style properties, while in the US and Cyprus, and also albeit to a lesser extent in Spain and Portugal, investors tend to buy more modern properties.
